How does the EPC checker work?

It searches the official register of Energy Performance Certificates and shows the latest certificate for the property you pick.

  1. Enter a postcodeType the postcode of the home you want to check, in England or Wales.
  2. Pick the addressThe register may hold certificates for every home on that postcode, so choose the right one.
  3. Read the certificateSee the A to G band, the current and potential scores, the estimated yearly costs and the recommended improvements.

What does an EPC checker show?

An EPC shows how energy efficient a property is on a scale from A (most efficient) to G (least efficient), plus a score out of 100.

It also lists the property type, floor area, estimated heating, hot water and lighting costs, and a set of recommended improvements.

The certificate is based on a survey by an accredited energy assessor, so it reflects the home on the day it was assessed.

It is worth knowing that the figures are estimates built on standard assumptions, not a record of anyone's actual energy use or bills.
